Terrain. The terrain is appealing here in the San Saba River valley. The hills are green and very few structures can be seen. It's an area of great wildlife habitat and much of the ranch is in its natural state. So some of the acreage is rough and rugged, with native live oaks, elms and other vegetation. Other parts are neatly kept and parklike. With over 150 feet of elevation change, there are gorgeous vistas and perfect homesite locations.

Improvements. A new cabin with rough-hewn wood exterior is appealing for those who like to be out of the city. It has 3 bedrooms, one bath, and a modern kitchen. It has an attached garage and an outside shower (plus one inside ). A neat feature is the 600 square foot vaulted roof porch, with the view and sound of the river before you.

Water. Water is the greatest asset on this ranch. The pretty San Saba River flows for over 4,900 feet along the north side of the ranch. The river has places that are still water for fishing and kayaking, and some nice gentle rapids as well. Most of the river bottom is solid bedrock, making for pleasant wade fishing. A unique feature is a natural ford in the river.

Other water features include water wells, springs, and "Sombrero Lake". There are 3 good water wells on the place. One is powered by a solar generator. One well has been tested at 100 gpm, another produces 75 gpm.

The springs in the riverbed continued to produce water even during the severe drought of 2011. One of the wells can be use to supplement an attractive pond on the place, which was named "Sombrero Lake" by a granddaughter for its shape.

Wildlife. Tremendous deer and dove populations bless the complete ranch and provide loads of fun, successful hunting. There are numerous other wildlife species as well, including turkey, that will thrill wildlife watchers or hunters.
