This ranch is primarily regrowth brush with scattered bull mesquites and good stands of heavier brush throughout. There are five good sized ponds on the place, good cross fencing into 9 separate pastures, a set of cattle pens, municipal water lines along hwy frontage and one water line through the middle of the property, and electricity along hwy frontage and a line running through middle of property to neighbor. There is low fencing around all of property except for about 300 yds of high fence in the SE corner.
Deer, quail, dove, hogs and ducks are abundant on the property. Lush native stands of grass along with regrowth holds good populations of bob-whites. No one has hunted property in years and the deer population has grown with the increase of cover. The ranch is approximately 7 miles west of Three Rivers, just inside the McMullen County line. It fronts highway 72 on the north boundary and Piasano Ranch Rd (county maintained) on the eastern boundary.
