The ranch has a Carrizo well that was used for irrigation and currently has a small pump in it for domestic use. There is one stock tank on the ranch and multiple locations to create other tanks. The Atascosa River bottom is fenced off for cattle, but makes for a fantastic watering source for wildlife. Benton City water is also available on the county road.
The improvements are limited to a set of quality pipe stock pens, the water well and electricity.
The ranch is totally low fenced and surrounded by other low fenced ranches. The soil, terrain, brush, trees and river bottom all make this a fantastic haven for wildlife. The area is well known for hunting and has produced some great deer. The combination of soils and cover make this a great ranch for deer, quail, turkeys and dove.
