Over the last few years, this tract has been strategically developed and has become one of the most attractive turn-key hunting properties in Southeast Missouri. The farm has been aggressively managed to maximize the utilization of the landscape and potential benefit for deer turkey and waterfowl. The property lies along the west side of the St. Johns Bayou in the infamous 'Gee Bottoms' just a few miles west of Ten Mile Pond Conservation Area. Dr. Grant Woods has evaluated the property and provided a detailed 15 point Habitat Plan. The plan includes recommendations for creating bottlenecks, proper stand placement, food plot design, food plot diversity, creating sanctuary and a detailed predator management plan. The Habitat Plan, which explains why the Mississippi River Valley is home to some of the nations largest whitetail deer, other helpful resources and maps are available upon request.

Mickey Heitmeyer of Greenbrier Wetland Services performed research on the property and has provided a pointed evaluation of wetland management potential for the property. The evaluation gives advice on how to manage the property based on topography, soil types, historic hydrology and wetland vegetation. This information will be invaluable for the new owners moving forward. This information is also available upon request.

The property also has one acre carved out of WRP to allow a building site. The view overlooks the majority of the property with a rising sun and has great access well above the 500 year flood plain.
