Over the last few years, this tract has been strategically developed and has become one of the most attractive turn-key hunting properties in Southeast Missouri. The farm has been aggressively managed to maximize the utilization of the landscape and potential benefit for deer turkey and waterfowl. The property lies along the west side of the St. Johns Bayou in the infamous 'Gee Bottoms' just a few miles west of Ten Mile Pond Conservation Area. Waterfowl have used the 8000 acres of wetlands and agricultural fields in the Gee Bottoms as a feeding and roosting site for decades and is one of those areas the birds are naturally drawn to.
The tract consists of 465 acres of wetlands and mature bottomland hardwood forest. 20+ acres of food plots have been strategically placed along bottlenecks and adjacent to dense security cover to help feed the tremendous amount of deer and turkey on the farm. While touring the property we saw half a dozen gobblers and several groups of deer. Three 6'x6' Redneck Blinds on 15' stands overlook the farm with an additional 12 ladder stands on-site. This property has four different access points to assist in playing the wind and entering the property undetected. In addition to the great deer and turkey hunting opportunities, the farm is also set up to provide some exceptional duck hunting opportunities. High-volume wells come with a turbine, power unit and fuel tank to flood three different wetland units which total approximately 80 acres. A new levee system has been built to add an additional 80 acres of flooded timber. There are several secluded timber holes which will provide some exceptional hunting opportunities and add to the diversity of this farm.
Dr. Grant Woods has evaluated the property and provided a detailed 15 point Habitat Plan. The plan includes recommendations for creating bottlenecks, proper stand placement, food plot design, food plot diversity, creating sanctuary and a detailed predator management plan. The Habitat Plan, which explains why the Mississippi River Valley is home to some of the nations largest whitetail deer, other helpful resources and maps are available upon request.
Mickey Heitmeyer of Greenbrier Wetland Services performed research on the property and has provided a pointed evaluation of wetland management potential for the property. The evaluation gives advice on how to manage the property based on topography, soil types, historic hydrology and wetland vegetation. This information will be invaluable for the new owners moving forward. This information is also available upon request.
The property also has one acre carved out of WRP to allow a building site. The view overlooks the majority of the property with a rising sun and has great access well above the 500 year flood plain. This property has the size, diversity and location to build a club around. Nearly all of the development has already been completed, this property is ready to hunt this fall. Properties like this don't come along often, this property is priced to sell, don't miss your chance.
