Kingwood Forestry Services, Inc. has been authorized to manage the sale of 120 acres, more or less, in Union County, Arkansas.

Location: The Southfield Road Tract is located three (3) miles south of El Dorado. Tract is described as NW of SW, Section 16; E of SE, Section 17; all located in Township 18 South, Range 15 West, containing a total of 120 acres, more or less, Union County, Arkansas (see attached maps).

Tract Description: Access is via gravel road; gates stay open. Merchantable timber consists of mature pine and hardwood; approximately 48 acres were selectively harvested in 2016. Merchantable Timber: Kingwood Forestry conducted an inventory of merchantable timber (one point per two acres with four cruise lines running north and south) in October, 2017. Based on the inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 3,295 Trees; 748,556 BF; 5,240 Tons

Pine CNS: 786 Trees; 34,219 BF; 370 Tons

Oak Sawtimber: 908 Trees; 96,822 BF; 790 Tons

Misc. Sawtimber: 301 Trees; 36,286 BF; 278 Tons

Pine Pulpwood: 2,078 Trees; 500 Tons

Hardwood Pulpwood: 8,642 Trees; 2,436 Tons

Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Method of Sale: The tract will be sold on the basis of lump sum sealed bids. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, March 2, 2018. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Southfield Road Land Sale" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Completed offer forms may also be delivered by fax to 870 246 3341 or e-mailed. All faxed / e-mailed offers will be immediately acknowledged. Please await confirmation that your faxed / e-mailed offer has been received. No verbal telephone offers will be accepted. Buyers submitting offers are welcome to attend the bid opening. Anyone submitting an offer for the purchase of the property will be provided with a summary of bid results.
