Kingwood Forestry Services, Inc. has been authorized to manage the sale of two (2) tracts of timbered land containing 44.9 and 40 acres, more or less, in Saline County, Arkansas. Bids may be submitted for either or both tracts.
Location: The Tuggle Tract (Listing #4607) is located within the Traskwood city limits. The Tatum Tract (Listing #4606) is located three (3) miles south of Benton and three (3) miles east of Haskell. Both tracts are further described below. These are outstanding properties with immediate timber income potential and recreational opportunities.

Tuggle Tract (#4607): Parts of Lots 3 and 4 of SW, Section 19, Township 3 South, Range 15 West, containing 44.9 acres, more or less, Saline County, Arkansas (see attached maps). Access is via woods roads from Vine Street. Merchantable timber consists of good quality native pine and hardwood. Site index for loblolly pine averages 85 feet (base age 50) on Amy silt loam and Smithdale loamy sand soils. Kingwood Forestry conducted an inventory of merchantable timber (one point / acre with cruise lines running east-west) in January, 2018. Based on the inventory, estimated tree counts and timber volumes are as follows:
Pine Sawtimber: 1,072 Trees; 292,061 BF; 2,193 Tons
Pine CNS: 178 Trees; 6,337 BF; 69 Tons
Oak Sawtimber: 237 Trees; 35,325 BF; 279 Tons

Tatum Tract (#4606): SE of NE, Section 35, located in Township 2 South, Range 15 West, containing 40 acres, more or less, Saline County, Arkansas (see attached maps). Access is via gated gravel road from Grand Ave. Merchantable timber consists of good quality mature hardwood. Site index for oak averages 85 feet and pine averages 90 feet (base age 50) on Amy silt loam soil. Kingwood Forestry conducted an inventory of merchantable timber (one plot / acre with cruise lines running north-south) in October, 2017. Based on the inventory, estimated tree counts and timber volumes are as follows:
Red Oak Sawtimber: 820 Trees; 283,661 BF; 1,771 Tons
Gum & Misc. Sawtimber: 157 Trees; 20,067 BF; 156 Tons
Pine Sawtimber: 10 Trees; 4,553 BF; 28 Tons
Hardwood Pulpwood: 4,115 Trees; 1,231 Tons
Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Method of Sale: These tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted for either or both tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, February 23, 2018. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Saline County Land Sales" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Offers may be delivered by fax to 870-246-3341 or by e-mail. All faxed/e-mailed offers will be immediately acknowledged; please await confirmation that your faxed/e-mailed offer has been received. No verbal telephone offers will be accepted.
