IMPROVEMENTS: There is a small old hunters shack and 1 barn on the property that add little if any value. The property is high fenced on 2 sides with the rest of the property being low fenced. There is electricity on the property.

WATER: There is 1 tank, 3 wells, and a water trough on the property. The well that fills the water trough is a shallow well that is powered by a windmill. The other 2 wells are Carrizo wells that have been drilled but do not currently have working pumps.

WILDLIFE: Wildlife includes but is not limited to whitetail deer, turkey, quail, dove, wild pigs, and varmints.

VEGETATION: This property has abundant huge Live Oak and Post Oak trees. There is an 160 acre cleared field that is covered in Kline, Buffel, Love, and Blue stem grasses that provided great nutrition for livestock and wildlife. Along with the plentiful hardwood trees there are mesquite trees, prickly pear cactus, and many other native plants.
