History/Location: The El Patron Ranch is a fabled ranch with colorful historical significance. Archer (Archie) Parr, longtime Duval County political boss and the ranch's namesake, owned and operated this ranch for many years. Located on Hwy 44 in east central Duval County, this ranch is 20 miles east of Freer and 14 miles west of Alice. San Diego, the county seat of Duval County, is located a short 4 miles away and where you'll find conveniences including a post office, lodging, a newly constructed full-service supermarket, a feed store, and a few chain restaurants. The Corpus Christi International Airport is host to nearest commercial jet service and is within a 50 minute car ride from the ranch's front gate. By car, travel to Laredo is a 1.5 hours, both San Antonio and McAllen 2 hours, with Houston being just under 4 hours away.

General: The ranch has about mile of blacktop frontage on HWY 44, and over a mile of county road frontage to the south. The ranch is currently low-fenced but considered to be an excellent candidate for high-fencing in the future. Most contiguous neighbors are ranches similar in size and are low-fenced as well. The topography of this unique tract has a gently roll with elevation ranging from 350' in the creek bottoms to around 405' on the southern part of the ranch where the improvements are located. There is an above average caliche base road system throughout the ranch and a maintained sendero system designed to maximize the hunting potential of the property. This area of South Texas has earned the reputation of producing massive whitetails due to its natural genetics and the variety of native high protein browse. Being located within the Special White-winged Dove area, hunters will have ample opportunity to sharpen their wing shooting skills by partaking in any or all of the 4 different dove season options. Although the Seller has not grazed cattle on the ranch in over a year, this ranch should have the ability to sustain 20+ head during a normal rainfall year. The ranch has not been commercially leased for hunting or grazing in the past 8 years. There are 5 hunting blinds with automatic feeders strategically situated throughout the ranch and all are included at the listed price.
Improvements: The main feature on the El Patron Ranch is the completely remodeled, Hacienda Style main residence boasting approximately 5600 sq/ft of livable space. Saltillo tile with dark wood trim and stucco walls create a wonderful Spanish feel that's relevant to the ranch's location as well as its rich history. There are 6 fully furnished bedrooms, 4 bathrooms and new appliances throughout the house including 2 new HVAC units that keep the owners cozy year round. The house is surrounded by a spacious grass lawn dotted with a few newly planted hardwood trees. There is a 4' tall perimeter stucco wall that separates the manicured lawn from the thorny brush beyond and enhances the propertys Hacienda feel. In addition to the main house, there is a 100 x 100 elaborate set of working pens that's both covered and lighted. These pens were constructed with solid steel drill pipe, ensuring their existence for generations to come. The owners have plans to modify this covered area into a equestrian riding arena. Located near the covered working pens is a well-built 6 stall horse barn with care takers apartment and workshop. Adjacent to the horse barn there is another 100 x 100 covered multi-purpose hay barn with a concrete floor and a brand-new metal roof.
Water: The water well currently in use is equipped 8" casing and a 5 hp submersible pump that can produce upwards of 60 gpm, according to the owner. A large concrete water holding tank distributes the water to the main house, cattle pens, horse barn and then on to 2 stock tanks located on the ranch. One of these tanks is quite impressive being approximately 10ft. in depth, partially lined by cattails and stocked with several species of fish. Its truly a beautiful spot surrounded by lush coastal grass and manicured trees that lend a cool breeze as you kick back and relax on the wooden picnic table. Additional water development opportunities include re-working an existing windmill well and/or converting a recently drilled oil well that is cased and plugged. Minerals: The owner will convey 25% off all owned mineral rights as well as 100% of owned executive rights with acceptable offer. It is believed that the Seller owns approximately 10% of the mineral estate under the subject property. Owners exact mineral ownership to be fully determined at time of new title commitment.
