PRICE REDUCED!! This would be a perfect place for a corporate retreat, a huge family, or a big hunting party to get together and start building their own dreams. This large acreage provides a lot of room to roam. The property is 1.5 miles long along the southern border and a half a mile from north to south. The property is a fairly secluded raw, undeveloped piece of land. The property is at the end of a very good “deeded” easement road. Most of the property has not been hunted for over 20 years, and the part that has been hunted has been hunted modestly over the last several years. In fact, there are two parts to the property separated, at the present time, by Sand Creek. There are 125 acres on the west side of the creek and there are 292 acres on the east side. The current owners have only hunted on the west side of the creek. No one has been on the east side for about 20 years. Twenty years ago, much of the property on the east side of Sand Creek had undergone a selective harvest of timber. At that time, aspen and birch were harvested, while oak trees and some maple trees were left alone. Alternatively, the property on the west side of the creek is old growth forest with a mix of large mature trees, smaller trees, and brush. This side of the property is mostly high ground except for close to the creek bottom. The east side of the creek is a mix of high and low. This side of the property has a little more low ground with some natural ponds. This side of the property also has some old logging trails and/or roads, but other than that it’s very raw undeveloped land. There are some very nice trails on the west of side of the creek and several places along the trails where food plots could be established. The opportunities here are endless. There are almost ¾ of a mile of creek bottom that can be hunted. The whitetails love to follow the transition area between the high ground and the creek bottom, which would provide you with numerous places to ambush a buck. New trails and food plots could be established on both sides of the creek, and even better, they can be established exactly how and where you want them. This is a great opportunity to find and develop your own favorite places to hunt. If you decided to build a bridge, or put in a culvert, you would be able to cross Sand Creek with ease. This would be huge. Alternatively, you might be able to secure an easement from the properties to the north and/or east. This property is in a fantastic hunting and recreational area where you can hunt for whitetail deer, black bear, turkeys and ruffed grouse on the property and in state land or state forest land close to the property. You could make this your base camp and explore a huge area. You can go 4-wheeling on the county roads and the Nemadji State Forest is only a couple of miles away. The “Nemadji” has miles and miles of 4-wheeling trails and connects to other trails such as the Gandy Dancer Trail. There is an old camping trailer on the property that has been used as a hunting cabin and recreational base camp the last few years. The trailer will stay with the property. This will give you a place to stay until you build your own camp. Please give me a call to set an appointment to visit this beautiful property today.
