The Las Animas Ranch has achieved the balance of providing an excellent set of improvements without excess. The home is a comfortable 5,589 square feet with 4 bedrooms and 3.5 baths (including a beautiful master suite); a custom chefs kitchen; beautiful dining room with paneled ceiling and wine bar; large view windows of the mountains just to the north; and custom finishes such as granite countertops, cherry cabinets, sandstone accents, and gas fireplaces. The 1,000-square-foot guest house has 1 bedroom, a loft, and 1 bath, and is very comfortable. The 30x40 shop building has a shed roof to either side for extra storage, and the horse barn is 18x30 with 4 stalls and a shed roof to one side. Colorado grazing land and cattle ranch has stock ponds and guaranteed stock water
There are wide swaths of grassland in southern Colorado, but not a great deal of water. One of the most appealing aspects to the Las Animas Ranch is its water supply. There are over half a dozen stock tanks that fill up in the spring and provide water for wildlife and stock grazing. In mid-summer those tanks eventually dry up, but no worriesthe Las Animas Ranch has domestic water lines from the Town of Trinidad going right through it, and the ranch has a water right to fill up those tanks from the domestic lines, providing a year-round source of water for cattle and wildlife. The ranch can accommodate up to 160 heifers or 120 pairs of cattle from spring to fall. Though this ranch is a dryland ranch with no irrigation, the grass crop is very good.
Excellent hunting for mule deer, whitetail deer, and pronghorn antelope on the Las Animas Ranch
The Las Animas Ranch has excellent wildlife populations of mule deer, whitetail deer, and antelope, along with predators such as mountain lions, coyotes, and bobcats. Scaled quail and Merriams turkey are also common in this area. In particular, the herds of antelope and mule deer are very healthy.
Unlikely drilling area; conservation easement in place
This ranch does not own its mineral rights. However, for buyers worried about the possibility of drilling, two exploratory wells have been drilled to a depth of over 3,000 feet and yielded only dry holes. The ranch has a conservation easement on it to preserve it from subdivision, which is why the ranch is intact in such a large parcel close to town. Finally, there are the remnants of an old prisoner-of-war camp to house German prisoners during World War II on the property. Some of the streets are still evident, but it has been dismantled for the most part and has largely returned to nature
