The majority of the tract consists of merchantable timber, a very nice combination of pine and hardwoods. White and red oaks are plentiful, particularly in the bottoms, and a great food source for the deer and turkey. For the timber investor, it could be clear cut and replanted in pines, partially cut to create some diversity in the stand, or left as-is to continue to grow more sawtimber. The Longleaf pines were planted in 2013 in a cost-share arrangement through the NRCS Environmental Quality Incentives Program (EQIP). The new owner will receive all the benefits and proceeds from the thinning and eventual harvest of the trees but must agree to allow them to continue to grow until they are at least 15-years of age. These trees, which are now beyond the grass stage, appear to have had a strong start and look very healthy. A prescribed burn was done in early 2018. Longleaf pine, the predominant native pine tree in the southeast when the country was settled, is a hearty, drought-and-fire resistant species that flourishes in this area of the state. Properly managed, the Longleaf pine straw is in high demand and could potentially be used as an additional source of income in the future.
Coupled with the mix of hardwoods and pines, the natural diversity of this tract also creates exceptional habitat for wildlife. The topography includes some ridges, draws and ravines, and ranges from gently rolling to some steeper ridges down to the bottoms. The understory is generally open, with some thickets scattered throughout for natural bedding areas. Natural springs create some small creeks that flow even during the driest periods. There are several established food plots and the power line allows for some true long-range shooting opportunities. Internal trails provide access to most of the tract.
With plenty of good ground on which to build, this tract would also make an outstanding country home site or hunting retreat. It has approximately 800 feet of frontage on paved, County Road 50 and over 3,400 feet on County Road 13, both of which are well-maintained, paved roads with power and county water immediately available. High ground along the road in the SE corner of the tract provides one of the most beautiful, long-range views in the entire county. The tract is less than 10 minutes from Ozark, and less than 25 miles Dothan and Troy. It is surrounded by other timber tracts with some nice homesteads across CR 13.
