LOCATION: Central eastern Oklahoma in LeFlore County. The ranch is about 10 mi NW from the city of Poteau. Ft. Smith, Ark is about 25 mi to the NE. Tulsa is about 1.5 hrs. Oklahoma City is about 3 hrs. Dallas is about 4.5 hrs. This is a valley setting with the Cavanal mountains to the South and rolling hills across the valley to the North with the Brazil River flowing through this valley in an Easterly direction and right through this ranch as per the aerial photo attached.

This is a commanding site affording an overview of much of the ranch and the Cavanal mountain beyond. There are many nice home-sites available on the property with utilities for 1 mile up and down the road at each of the home-sites.
SERVICES TO PROPERTY: Electric, phone, school bus route, mail route, LP gas delivery. There is a well at the old home-site. Nothing is known about the well other than a family lived here for many years. Farms and ranches in the area all have drilled wells for their domestic water supply.
LAND: 408 acres of land which is currently classified as agricultural for hay and grazing cattle. The bottom land is deep loamy soils and well suited to small grain and other crops if this is desired. There is a mix of pastures, meadows and dense wooded type land along the river flowing through the ranch. Noted are a large quantity of very large hardwoods that should have significant commercial value if harvested. It is estimated that about 50% of this land is open pastures and meadows.
