Terrain. The land surface varies from level to elevated with views. There are ravines and a ridgeline south of the river. Total elevation change is 90 feet. It has generally fairly heavy woody plant cover, predominantly mesquite, whitebrush, some live oaks, and some elms and a few pecans along the river.

Improvements. A fairly new barndominium serves well as a hunting cabin. It has 1.5 baths, a kitchen, bunkroom and 1,000 square feet. The attached shop is 1,500 square feet, plus it has an attached 50 x 20 RV shed/covered patio. You can spend pleasant evenings, or mornings, on the 70 foot long covered porch with attractive ranch scenery.

Water. House water is provided by Millersview-Doole Water Supply Co. Game and livestock are able to water from the river, and from the stock pond.

Wildlife. Whitetail deer, waterfowl, turkeys, dove, and native furbearing species.

Minerals.

Comments. This is a very nice recreational property, a great place to bring the family. It is in a very quiet area, the road has very little traffic and the neighbors are not close by. It is about 30 minutes from Brady, an hour east of San Angelo, and 3 hours west of Austin.
