You enter the house through a custom-made stained glass door into a large living area with a beautiful rock fireplace and birch ceiling. There are custom birch cabinets in the kitchen and baths and pergo floors throughout. The kitchen has all black appliances with a black sink and black designed counter tops. There are bay windows in the living room and kitchen and large windows in the other rooms including a picture window in the master bath that looks out on the hillside behind the house. There is an older 1200 sq ft home located ar the base of the hill near the highway. This house has 2 bedrooms, 1 bath and a one-car garage and is currently rented. It could also be used for ranch help or as a guesthouse. The ranch is out of the city limits but has both city water and sewer.

About half of the ranch is currently developed with the balance in native trees and brush that provides excellent habitat for deer and other wildlife. The developed part is fenced and crossed femced (much with pipe fencing) and has automatic waterers in each paddock. There are 3 earthen ponds that catch runoff water.

Throckmorton is a small, friendly community located about half way between Abilene and Wichita Falls. Its school system is ranked Exemplary by the State of Texas, won the state championship in 6-man football in 2005 and has produced three national FFA presidents in the past 20 years. Throckmorton County has many recreational attractions including a golf course, lake, country club, rodeo arena and excellent hunting. This ranch would be an ideal place to raise both horses and children.
