The LeMay Tract is located south of the junction of Highway 133 and Highway 54, south of Pine Bluff. The timber on the property consists of a 22 year old (1988) pine plantation, which was first thinned in about 2004 to promote growth for pine sawtimber. Currently, the stand is heavily stocked and is ready for a second thinning operation in the near future. This offers immediate timber income potential to a buyer and great growth and income potential.
The topography of the tract is gently rolling with Sawyer and Pheba silt loam soils, which have a reported site index for Loblolly Pine of 90 feet (base age 50) per the NRCS Web Soil Survey. A small creek runs through the center of the property. The tract is located in the heart of pine timber country with surrounding landowners managing their properties for timberland investments.

Research Parcel InformationFrom the 530 Loop around Pine Bluff, go south on Highway 63 for 5.1 miles to Highway 54. Turn West (right) onto Highway 54 and go 4.8 miles to the “T” intersection of Highway 54 and Highway 133. Turn South (left) onto Highway 133 and go about 0.2 miles. When the highway turns to the right, a gated gravel road will continue straight. Open gate with combo 8-5-6-7. Follow the gravel road for 1.1 miles to a woods road on the right, flagged with pink Kingwood flagging. Follow woods roads to the West for 0.4 miles to the southeast corner of the tract marked with a Kingwood Land For Sale sign (#1096). ATV is preferred. The east line has been recently surveyed and painted with blue paint. The other corners have been flagged with pink Kingwood flagging.
