The main home is approximately 1,679 sq ft. It has 2 bedrooms and 2 baths. The home has a very open feel and has plenty of casement windows taking in the sunlight and surrounding hilltop scenery. Everything is tastefully appointed, clean and well designed. The guest quarters are attached by the covered porch between it and the main home. The guest quarters are approximately 895 sq ft and features 2 bedrooms and 1 bath. There is a small sitting room as well. Both the main home and the guest quarters surround a walled courtyard. The courtyard is nicely landscaped, intimate and accessible from most every room. The Main Home has a 2 car garage attached by a breezeway. The garage is oversized and also functions as additional storage and workshop. The barn is located on the other side of the 40 acres and is approximately 1,000 sq ft. The barn is metal construction, concrete floored, and insulated. The barn has a small sleeping quarters, restroom and large roll doors. All structures on the property collect rain water and funnel the water into massive water storage tanks that serve as the propertys water source. There is no well on the property, there is plenty of water.
The property drops down into a lower valley area with large trees and lots of shade. There is a natural spring pool that seems to always stay full. This is a great place for long walks and peaceful solitude. The property also has a creek that traverses the one corner for about 350 feet. The creek has a dam creating a great little fishing area. It is approximately 8ft deep, very clear, spring fed, and really pretty. There is lots of wild game and some exotics that frequent the property. If you want a home with sweeping views, over the top energy efficiency, on a gorgeous piece of land with live water, well then, its time to make an appointment to see it. The following is a brief overview from the Seller as to the homes design and energy systems:
This home was designed to be in sync with the sun, wind and the rain. We wanted to experience the pleasures of minimal energy bills, complete reliance on rainfall for all household water needs and clean indoor air. Our mission was to make the home as environmentally friendly as possible, complying with the strictest green energy standards. The house is oriented so as to maximize the use of sunlight/shade and minimize heating and cooling loads. Deep shaded porches and roof overhangs enhance energy efficiency. The houses thermal mass helps maintain comfortable indoor temperatures year-round. Construction using SIP (structural insulated panels) with a 6 inch wall and 8 inch roof thickness ensure maximal structural integrity and unmatched insulation. Energy Star appliances, Rinnai tankless/instant water heaters in each of the main house and the guest quarters, as well as CFL and LED lighting keep energy needs low. With basic passive solar and energy conservation measures in place, we installed a 3.7 KW Skystream wind turbine that provides a quarter to a third(50-200Kwh monthly) of the houses energy needs(wind permitting). A 5.0 kWh photovoltaic active solar array (mounted on the galvanized metal roof) supplements the homes energy needs even more generating between 12-16 kWh/day. Most of the homes materials came from Texas. SIP panels were manufactured in Kerrville. Cedar porch columns were cut on site. Much of the stone exterior walls are constructed from local stone found on the property. Recycled countertops of Vetrazzo glass and reclaimed wood (barnwood and beadboard) accent many areas, leading to a pleasant fusion of old and new. Stained concrete floors are universal in this all one story accessible floor plan. A wood burning stove made by Morso (Denmark) is certified as one of the most energy efficient in the world, with a very low EPA emissions rating.
Rainwater harvesting captures 100% of the buildings roof surfaces enough to supply all the water needs for drinking and household use. Rainwater is stored in three tanks with a 23,000 gallon capacity that sit near the house. The water is pumped through purifiers and then into the houses supply line, resulting in pristine water, which is much cleaner than any city or well water with no minerals, metals, or contaminants. Conservation is built into every aspect of the house with low water use toilets, urinals in each bathroom, and low flow shower heads and faucets.
