The land in the common area, and all future acquired land, will be preserved forever. All of the grounds of Little Creek are maintained by a qualified and capable 24/7 Plantation Manager.

Every once-in-a-while, the perfect opportunity comes along. For those who love to hunt, ride horses, and enjoy the outdoors with family and friends, the perfect opportunity is Little Creek Preserve. Once you enter the gates of Little Creek, you have the security and peace of mind found nowhere else.
Little Creek is structured where 40 owners each own approximately 5 acre fee simple lots to build their perfect cabin or second home. The 40 owners, through an established LLC, own all the acreage in the common area. There is a separate LLC that manages as a non-profit, non-biased Board working in the best interest of the 40 owners. It is required that each Board Member be an owner of Little Creek.
There will never be more than 40 lots within Little Creek as any additional lots are strictly prohibited as stated in the protective covenants.
Amenities
Little Creek has over a million dollars invested in our two lodges, cabin and other amenities, and provides them for the exclusive use and enjoyment of our owners.
The Main Lodge is 3000+ square feet, includes three bedrooms, and sleeps eight people. The Main Lodge also has laundry facilities, an office, satellite TV and wireless Internet access. Its spacious rocking chair back porch overlooks the horse pastures. It is perfect for a large family function or weekend retreat.
The Little Lodge, located near the front gate, is the perfect in-between location for your gathering. With three bedrooms and two full baths, it sleeps seven. Other amenities include satellite TV, roll top desk, updated kitchen, washer/dryer, two dog kennels, grill and a rocking chair front porch.
The Pond Cabin, located a short walk from the Main Lodge, overlooks a stocked pond and offers a quaint little get away and is great for a father/son weekend. It has one bedroom and a sofa sleeper and sleeps up to five.
The Main Lodge, Little Lodge and Pond Cabin are fully furnished with linens provided. You can reminisce over the day’s activities as you cook over the outdoor grills or relax around a roaring fire in the stone fire pits located at each of the lodging facilities. The owners of Little Creek, at no additional cost, have one week per year in each of these three facilities plus additional days available by a short notice reservation when the facilities are not already booked. Our online reservation system allows owners to view lodging availability and other owners’ reservations and to make their own reservations.
Also available for use by owners is the Summer Kitchen. Located adjacent to the Main Lodge, the Summer Kitchen offers an over-sized outdoor oak dining table, charcoal grills, antique gas stove, triple stainless sinks, weather station and bathroom with shower and sink. Horse owners use the barn with its tack room with individual cedar compartments to store tack and supplies, and feed room equipped with refrigerator to store their horse’s feed, supplements and medicine. The maintenance shed also has two covered parking areas for utility vehicles, ATVs or golf carts. Additionally, a fully functional skinning shed with lights, sink, running water and walk-in cooler is located in the maintenance area.
Little Creek’s sixteen foot western style front gate adds security and convenience for our Owners. All owners have remotes and pass codes for entry. Each owner can designate up to two phone numbers in the front gate directory/call box. When your guests arrive and use the call box, you are able to open the gate via your cell phone or landline. Once inside the gate, guests will really feel at home as they drive on the winding paved roads through the woods and beautiful grounds.
Hunting and Recreation
Hunting is one of the many activities our Owners enjoy.
Little Creek offers some of the finest deer and turkey hunting
in the Southeast United States. Little Creek also offers quail and dove hunting.
Deer Hunting
Our owners enjoy superior deer hunting because of our management practices, incredible food sources, and extreme effort which goes into Little Creek each year. The trophy standard is 120 class or better for seasoned hunters and 4 points per side or better for younger hunters. There are approximately 50 acres of food plots which are fertilized and planted each season. Total managed acres approach 2,000.
Each lot is allowed to harvest 1 buck and two does each season. Our ratio is extremely good, almost 1 buck to 1.3 doe, based on a deer survey conducted by the University of Georgia in 2013. Little Creek has over 50 deer stands which range from single ladder stands to 25 ft tower stands. Of course, individual climbers are always welcome.
Recently installed were two grain silos which gives the manager the ability to purchase in bulk and provide the best feeding program in the state. We use an average of 40,000lbs of corn and 30,000lbs of high protein feed each year. Mineral blocks are also used.
The time, effort, management, and money is paying big dividends for the deer hunters at Little Creek.
Turkey Hunting
The turkey population is one of the best in the State as well. Each lot is allowed two gobblers per season, which must have at least a 9-inch beard. Several large birds have been harvested at Little Creek. Check out our photo gallery for recent harvests.
Quail and Dove Hunting
Little Creek has two large quail pens capable of housing 2000 birds at a time. We have two main quail habitat areas, which are maintained to support and promote bird reproduction and retention. There are several feeders and call centers located throughout the quail areas. In addition, there are several dog pens available anytime for your pointers. There are three primary dove fields planted each year for the enjoyment of our Owners.
Once you leave the field, you will have several places to enjoy a nice fire and reminisce about the days hunt.
