This is a good South Texas hunting ranch. All native brush with several drainages provides excellent habitat for whitetail deer. Hunted very little in the last 5 years, the deer herd is in good shape. Recent helicopter survey (08.15.2012) counted 88 bucks and 130 does. Estimating that the survey counted 50% of the deer there is approximately 1 deer to 11 acres. Many mature bucks were sighted, including a typical 12-point with double droptines.
The ranch has approximately half of the perimeter high-fenced and half low-fenced. The Mendiola has two water wells with electric submersible pumps. There approximately 4 stock tanks, one of which is at least 3 acres when full.
