Superior water rights, surface and underground, w/ over $300K in infrastructure on this 80 (four 20's) of premium Paiute orchard grass hay. Water fed from water tank (from underground delivery system) or well directly to the Valley pivot system and is fully automated. Control room on property can be monitored from a computer anywhere to run the watering system, monitor moisture content of grass, inject fertilizer, stop for wind, etc. Two sided hay barn can hold over 10,000 bales + room for equip and tools.

Approx 7500 bales a year, over 3 cuttings, which are 100% sold in advance of the year by a broker. This strain of grass hay is highly desirable because of it's high protein count.
