The Rockhouse Ranch
398 +/- Acres
Cottle County, TX
The Rockhouse Ranch is a turn key set-up, loaded with improvements. From hunting and recreation, to farming and ranching, this property has it all.
The main entrance is on the south side, off of a county-maintained road. A short driveway takes you to the ranch headquarters, where a 3BD/2BTH cabin, 2BD bunkhouse, and large metal hay shed sit. The cabin has a metal roof, CH/A system, W/D connections, and rural water ran to it; all furniture (minus a few personal items) is included too. The bunkhouse provides additional space for guests, or could be leased out to hunters for income.
The property offers a diverse terrain and mixture of vegetation. Approximately 130 acres of the ranch is "improved", consisting of two large cultivated fields (50, 30 ac), a coastal bermuda pasture (40 ac), and three defined food plot areas (5, 3, 2 ac)...
The property offers a diverse terrain and mixture of vegetation. Approximately 130 acres of the ranch is "improved", consisting of two large cultivated fields (50, 30 ac), a coastal bermuda pasture (40 ac), and three defined food plot areas (5, 3, 2 ac). The 50 acre field has a four-tower pivot system and is currently being used to grow cotton. The 30 acre field and coastal pasture have irrigation wells on them too. In addition to cotton, the soil is suitable for growing wheat, rye, oats, alfalfa, and milo, among other crops.
The balance of the ranch is in native pasture, filled with hackberry trees, plum thickets, chinaberry groves, mesquite brush, and a few scattered cottonwoods and elm trees. There are two water tanks on the north side; one is about 3 acres is size, the other, 0.5 acre. The larger tank is naturally a shallow, marshy area, and offers the potential to develop an excellent duck hunting pond.
The Rockhouse Ranch is unique in that it is where Buck Creek merges with the North Wichita River. This fork of the Wichita runs through the middle of the ranch for approximately 1.5 miles, and while it flows only seasonally, attracts wildlife year around. Its sandy bed stays covered with game tracks, providing evidence of an abundance of deer, hog, and turkey on the ranch.
Over time, the North Wichita has cut a large bluff, in some areas 35'-40' tall. This river/creek bottom forms a wide valley and creates a scenic setting from almost anywhere on the property.
Other improvements to the ranch include a good inner road system and a new five-line perimeter fence. A cattle trap is located on the north side of coastal pasture, and there are several water troughs scattered throughout too.
A neighboring farmer is currently leasing the 130 improved acres on a cash lease basis. Consider this lease like having your own ranch manager: As part of the arrangement, he mows the grass around the headquarters, keeps an eye on the cabin, and maintains all the fields and food plots. This means you, the land owner, don't have to spend time doing routine maintenance. All you have to do is show up and enjoy the land!
Asking Price: $1350/acre (Surface estate only; mineral rights may be purchased at an additional cost. Call for more details.)
For properties under a 640 section in size, the Rockhouse Ranch is one of the finer I've seen in this area. Very private and quiet, it is the perfect getaway from city traffic. Give us a call to arrange a private tour of this unique ranch!
