Sealed Bid Sale - October 15, 2008 - The Kingsland Tract #179 is located approximately 5.3 miles north of the town of Kingsland, just east of Crossroads Road on Clement Road. The tract is a gently rolling upland pine site with primarily Ruston, Pheba and Caddo sandy loam and silt loam soils and an average site index for loblolly pine of 80 feet (Base Age 50), as reported by the NCSS Web Soil Survey. Clement Road provides excellent gravel road frontage to the tract. Electric utilities are present on the tract.
The entire tract consists of a well established stand of natural pine regeneration averaging 5-10 feet in height. The site was cut to a seed tree stand in 2002 and release sprayed in 2005 in order to promote natural pine regeneration. The seed trees were removed in 2006 leaving a well established stand of juvenile pine now growing on the site.
