Tracts will each be offered and sold in the order listed. There will not be any combinations offered. The balance will be due on or before May 21, 2013. Title insurance shall be split between the buyer and the seller for the owner's policy. Hannaford Abstract and Title, Marion, Ks, will be escrow and closing agency. Taxes will be prorated on Tract 4 as to time of closing. Taxes for 2013 for Tract 1, 2, 3 will be the responsibility of the buyer. Buyer will receive the seller's lease proceeds for the remainder of the lease.
Terms of the Lease: The ag land is leased through March 14, 2015. Grass lease is based on 80 acres at $25.00/acre (on tract 2) and the cropland lease is based on 209 acres at $50.00/acre. Rents are due and payable January 1st of each consecutive year.
