Kingwood Forestry Services, Inc. has been authorized to manage the sale of three (3) tracts of timberland containing 28+8+36 acres, more or less, in Columbia County, Arkansas. Bids may be submitted for any or all tracts.
Location: All three (3) tracts are located about ten (10) miles east of Magnolia and are Shocklee /Crisp family lands. The tracts are further described below. These are investment properties with significant stands of mature timber. The 28-acre and 36-acre tracts were inventoried with ten percent (10%) cruises (one plot/point per acre). Sawtimber on the 8-acre tract was 100% tallied.

28-Acre Tract (#4580): East 28 acres of SWof NE, Section 33, Township 16 South, Range 19 West, containing 28 acres, more or less, Columbia County, Arkansas (see attached maps). Access is woods road from east via gravel County Road 440. Terrain is gently rolling to rolling. Timber consists of pine plantation ready for thinning and native hardwood/pine. Site index for loblolly pine averages eighty-two (82) Feet (base age 50) on fine and very fine sandy loam soils. Based on Kingwood's March, 2017 inventory, estimated tree counts and timber volumes are as follows:

Access is gravel road along north boundary. Terrain is flat. Timber consists of native hardwood/pine sawtimber. Site index for loblolly pine averages ninety (90) Feet (base age 50) on fine and very fine sandy loam soils. Electricity is available. Small creek flows through property. Based on Kingwood's 100% tally of sawtimber in March,2017 tree counts and estimated timber volumes are as follows:

36-Acre Tract (#4579): S of SE of NE; East 16 acres of S of SW of NE; all located in Section 9, Township 17 South, Range 19 West, containing a total of 36 acres, more or less, Columbia County, Arkansas (see attached maps). Access is Gravel County Road 435 frontage with internal woods road. Terrain is flat to gently rolling. Timber consists of native pine and hardwood sawtimber. Site index for loblolly pine averages eighty-seven(87) Feet (base age 50) on fine sandy loam soils. Electricity is available. Small creek flows through property. Based on March, 2017 inventory, estimated tree counts and timber volumes are as follows:
