Water: The ranch has 4 water wells, three of which are powered by electric submersible pumps and one by a windmill. All wells are believed to produce from the Edwards Aquifer and are at depths ranging from 100’ to 260’. There is also one small earthen tank.

Soils/Terrain: The property is level to gentle hills. The majority of the ranch is Knippa clay loam with the balance in Olmos soils. Knippa soils are known to be very strong soils.

Vegetation: Approximately 25% of the ranch is in brush, which includes guajillo, black brush, persimmon, white brush, granjeno, huayacon, huisache and many more. Trees include mesquite, elm, hackberry and large native oaks. The remaining 75% of the property is in farmland/oats or improved grassland including Klein grass, bluestem, and Tifton 85 Bermuda.

Wildlife: This ranch has an abundance of native wildlife including whitetail deer, javelina, turkey, hogs, quail and dove.

Minerals: Owner is believed to own 100% of the minerals that will convey.
