Wildlife: Ranch is all low fenced. Deer harvested on the ranch and in the area have scored from 150s to the 180s. This area is well known for its white wing dove hunting when it receives the proper rainfall. This is also some of the best quail ground in all of South Texas. Some clearing would be required for a large proliferation of birds, but the potential is there. Finding a ranch this close to San Antonio with this high of quality of hunting for white tail deer, dove and quail is unheard of especially at this price!
Water: Benton City Water is at the end of the county road. Although there is no well on the property, water well depth is from 100 for windmills to 425 to the Carrizo Wilcox.
Minerals: Seller believes to own 100% of the minerals and will convey all.
