The ranch is generally flat to gently sloping, with draws running through the northern end of the place, creating terrific lanes for the deer moving in and out of the draws.
Two surface tanks provide water for the wildlife and are nicely spaced across the ranch.
Providing cover on the ranch is an abundance of mesquite, along with a nice mix of the beneficial brush the quail and deer are looking for - algerita, lote bush, hackberry, broomweed, ragweed and more!
One cultivated field can serve as an excellent food plot, located in the heart of the property, attracting animals from all directions.
Interior roads make travel across the ranch a breeze!
A smaller place with good diversity - a popular combination!
Scurry County Road 1274 runs along the south and west sides of the ranch, with access from the cities of Snyder and Rotan.
