This farm is located in Farmers Valley, Texas, just west of the old gin, at the corner of the paved FM 392 and CR 79S. The property is set up for running stockers and is about 50% improved pasture and 50% cultivation. The 155 +/- cultivated acres come from three different fields:
1. 55 acres
2. 40 acres
3. 60 acres
These fields have been used to grow wheat over the last several years, to provide winter grazing for livestock. They are capable of growing haygrazer or alfalfa as well, or could be sewn in grass. Three other fields used to be in cultivation as well, but they were sewn in coastal bermuda, to provide a total of 45 acres of improved grass, in addition to the rest of the pastures. The other pastures have lots of coastal too, as it is native to creek draws and sandy soils in this area.

The pasture land has mostly been cleared of trees and brush, so the grasses can be fertilized if desired. Elizabeth Creek, a seasonal waterway, runs through the ranch for 3/4 mile, and feeds a large pond on the south pasture. There is another pond in the south pasture as well.
The ranch has good fences around its perimeter. The property is crossfenced into five pastures for rotational grazing, including the wheat ground. In the northwest corner, where the entrance is located off of the paved FM 392, is a set of pens and a small horse shed. A community water line tap is in place here that fills a metal stock tank. Three coastal lots allow you to easily sort cattle or horses.
Asking Price: $1000/acre
