Access from a privately maintained road, the ranch sits amongst neighboring ranches ranging from 190 acres to 1450 acres in size. This area of the Hill Country is comprised with the union of Blanco, Kendall, and Gillespie counties. Gentle rolling fields swept with breathtaking limestone hilltops and lush canyons make this one of the most picturesque areas in the Hill Country.
Some of the most significant private water influence exists on this ranch with a series of 3 stunning lakes located in the headwaters of the Blanco River watershed and fed by the Delaware Creek Springs. The 21 acre, 32ft deep Ski lake is jaw-dropping in design with its professionally engineered dam built with a 1700 elevation and emergency spillway. (Engineering plans available) The large lake is stocked with game fish, including Bass, Catfish, Copper Nose Bream and Red Ear Bream. Numerous Cypress and Sycamore trees border along the lake banks forging a habitat for waterfowl and some of the most brightly colored birds in the Spring. Providing a magnificent backdrop is the hilltops with elevation changes of 1920 above sea level & covered in Oaks, Hackberry, Black Walnut, Spanish Oak, Persimmon, and Agarita, just to name a few.
Something you dont find on most ranches is a boat house but this one has that too! The covered boat dock with additional sundeck provides storage and protection for your boats, sea-doos or other watercraft you may have. Two long fishing piers and a concrete boat ramp with stone retaining walls, simple rock waterfall and beach area create a great place for swimming, fishing, kayaking or whatever your heart desires.
The additional 2 lakes range from 4 acres to 5 acres in size and are separated by drivable berms. It has been told that when constructing the lakes, they found Mastodon tusk remains which have been found in Kendall County from time to time by landowners.
The ranch has a combination of high fencing, conventional net/barb wire fencing, with a small southwest portion of the brushy hilltop left unfenced. There is a couple of equipment barns that naturally are needed on any ranch.
The owner of this fine ranch drilled one well for the home. Most wells in this area are deep (550+ in depth), most reaching the Trinity Aquifer. (9gpm well log on file) Contact Cow Creek Groundwater Conservation District for more information.
There are two automatic gate entrances on the ranch, one with a paved road weaving down to the lovely stone Hill Country style home and the other being a caliche road ending at the home as well. An additional automatic gate entrance is at the home to give you a tucked in feel at night. This park-like setting features a fenced-in park area with sprinkler system, rocked walls and walkways, a huge firepit overlooking the lakes, lighting in the trees, expansive porches around the home for entertaining, enormous awnings, outdoor fireplace with seating area and stars at night!
As if having 3 lakes is not enough, a new (2019) inground swimming pool featuring a heated hot tub, infinity edge with waterfall, submerged barstools and shallow beach for ledge loungers overlooking the tree covered yard and lakes.
HOME: The main living area of this lovely Hill Country home is approximately 2400sqft. The owner built this as a nice weekend retreat 16 years ago. Even though the home is plenty big for a family the owner has the plans if a new owner wants to expand.
One of the really unique features of the home is the 125 year old Kentucky Tobacco Barn made from Red Oak that is encompassed within the home. This distinctive area hosts the living area with beautiful rock fireplace and an upstairs loft currently used as an office. All the flooring in the home is longleaf pine with tile in the bathrooms. The open kitchen has an unexpected vaulted copper ceiling and a true Italia Fresca shipped from Italy.
The master suite with doors leading onto the expansive patio overlooking the pool rests on one side of the home with the 2 guest bedrooms with Jack & Jill bathroom situated on the other side.
The carport/garage houses a small scullery and upstairs studio.
