Description: Water: This ranch offers it all. Located in the eastern Texas panhandle, this 3520 +/- acre Gray County Ranch has over 1 mile of year round live water provided by McClellan Creek. A dam constructed on a main tributary for McClellan Creek with a live spring created an amazingly beautiful 11 +/- Acre Lake. The lake is stocked with Bluegill and BIG largemouth bass. It has been fenced off separately to keep the livestock out. The lake has been professionally managed over the last several years. There are several deep water pockets that hold bass and other fish along McClellan Creek. A crossing point allows for easy access to the south and west portions of the ranch. The crossing has been built up and several large culverts are in place to handle the flow of water. In addition to the natural water sources, there are 4 irrigation wells and several miles of underground poly pipe that deliver water to 6 different livestock/wildlife watering stations throughout the ranch.
McClellan Creek rises at the conjunction of two branches (at 35 15' N, 101 28'W), at the edge of the Llano Estacado in southwestern Gray County and runs northeast for about 30 miles to join the North Fork of the Red River near the eastern county line. The stream crosses to flat rolling terrain with local escarpments, surfaced with fine sandy loam that supports brush and grasses. There are several live springs in the area.
Topography: The diverse topography includes many different mesas, creek bottoms, rolling pastures, draws, and substantial elevation changes. Multiple bluffs provide incredible views.
Wildlife: White Tail Deer, Mule Deer, Turkey, Bob White and Blue Quail, Ducks, Dove, Wild Hogs, Coyotes, Raccoons, Bobcat, Blue Heron, Bluegill, Big Largemouth Bass and other wildlife. Over 50 varieties of birds have been spotted by amateur bird watchers. The ranch has not been hunted for over 20 years.

Fences: There are approximately 15 miles of 5 and 6 wire barbed wire perimeter fences, and several miles of inside/cross fences. Most of the fences have been newly constructed, or rebuilt since 2006. There is also a large set of round steel pens with catch trap and loading chute for working or loading cattle.
