LOCATION:
The ranch is perfectly situated about 8 miles north of New Braunfels with approx. 1.2 miles of frontage on FM-2722, and .5 miles of frontage on FM-2673. Additionally, the ranch is approx. 13 miles east of Hwy 281 and 13 miles north of Interstate 35. Austin is about 45 miles and San Antonio is about 25 miles.
TERRAIN & VEGETATION:
Elevations range from 1276 feet to 977 feet providing beautiful hill country views from locations throughout the ranch. The ranch is covered in mature live oaks and contains many other types of vegetation, such as blackjack, cedar elm, pricklypear, persimmon, mountain laurel, and native grasses. There is an abundance of white tail deer, dove, and turkey are seen regularly on the ranch. The ranch has not been leased for hunting and the owners have only allowed a friend to hunt on the property sparingly. A beautiful, clear lake on the ranch contains bass and neutered carp which help control algae and moss.
IMPROVEMENTS:
The ranch contains an old, German, rock house that has been updated to include a roomy kitchen, main bedroom, and an additional bunk room which sleeps 6 comfortably.
The property also has a metal barn, a small storage building, and a water trough near the house. The perimeter is low fenced and there are superb internal ranch roads that provide easy access to much of the ranch.
Next to the lake, there is a large, covered cantina/pavilion providing ample room for entertaining. There is also a large grill, bar, and a commercial grade refrigerator. Behind the pavilion is a large, hidden, underground wine cellar complete with air conditioning, poker tables, a bar, and satellite TV.
WATER:
There are a total of 4 water wells on the ranch. Three of these are Trinity wells, are at a depth of approx. 680 feet and were drilled in 2007-8. All three of these wells were tested at 300 gallons per minute each. The fourth well is an Edwards well and provides water to the house and the water trough at the barn.
In addition to the lake, there are several known live springs on the ranch. Water has consistently run from these small springs, even in extreme drought conditions.
