This is one of the finest live water ranches to be found anywhere in the state of Texas. It is 278 +/- acres in the heart of the hill country offering year round recreation and enjoyment for your family and friends. There is over 1 and a miles of accessible Pecan Bayou river frontage providing excellent fishing and boating opportunities and is a magnet for the abundant wildlife including deer, turkey, dove, ducks, and an occasional axis. This stretch of the river is one of if not the deepest section of the entire bayou. Pecan Bayou is just one of many features that make this ranch special. The ranch also offers deep rocky draws with pools of water, an awesome 10 +/- acre lake, large surface tank, heavy cover with plenty of post oaks and other trees, high hills, food plot areas over the ranch as supplemental feed, and awesome views. The seller has had a deer management program in place that has yielded some great deer, given how the ranch is set against the bayou creating a natural sanctuary. Trophy turkey have been taken on the ranch and it is quite common to see large flocks. Hunting and fishing are second to none on this ranch and the rock formations and natural caves offer excellent opportunities for exploring.
As you enter the ranch from the paved farm to market road, you instantly begin driving through the beautiful live oaks mixed with elms and cross over the concrete bridge that gives easy access over one of the deep creek draws on the ranch. Most of the time water will be pooled up in the creek as it winds throughout the ranch. Further into the ranch the high hills allow for some tremendous views across the countryside. The road winds on through the ranch and at one point allows you to cross over the dam for the lake. This lake has a unique shape that naturally fits in between two draws with rocky tree covered banks that combine for such a natural beauty that must be seen to be appreciated. The lake is around 45 feet deep and is stocked with Florida bass and other varieties of fish making this a top shelf fishing lake.largest bass caught was 7lbs. 9 ozs. From the lake you can travel back into the ranch with heavy post oak cover mixed with some live oaks, mesquite, elms, and native brush. This area, as well as other parts of the ranch, has several hunting blinds, corn feeders, and protein feeders in place.
Also, from the lake you can travel along a road down in a deep draw that leads to the cabin. A rocky hillside with post oak cover is the setting for the quaint 3/1 cabin that overlooks a creek draw with rock cliffs and caves along one side and another year round creek that flows into a pool of water creating yet another great watering source for the wildlife. The cabin has central heat and air, satellite TV, granite countertops, plenty of windows, and doors leading out to the wooden deck that wraps around two sides of the cabin. Across the back of the cabin is a wooden deck with fire pit and cooking area to relax and enjoy the outdoors. Views from the deck and the porch of the cabin are simply beautiful.
A barn near the house gives you the ideal place to keep 4 wheelers, feed, ranch equipment, and other supplies. A walk-in freezer for game is also located at the barn. Two water wells on the ranch provide water for the cabin and outside water facets. Other amenities include fiber optics from the front gate to the cabin to provide high speed internet access and a full remote camera monitoring system for security.
Roads lead from the cabin to the rest of the ranch that lies along the banks of the Pecan Bayou. As you travel the road winding below the high hillside your eyes are immediately drawn to the awesome rock formations jutting out amongst the oak, pecan, and elm trees then looking to the other side you see several deep draws cutting through the trees. The area invites exploring for Indian artifacts (seller has found arrowheads and tools) or to simply take a walk relaxing in the tranquility of the ranch. Along the river several paths give access to the water where you will enjoy hours of fishing, kayaking, or boating.
Everywhere you look you will be amazed at the rugged natural beauty this ranch is blessed with including a large live oak at the main entrance that one arborist believes to be one of the oldest in central Texas.
