Land: 268 acres cross fenced into multiple pastures for easy rotation. Roughly 180 acres of good grazing pasture that is broken up with about 90 acres of wooded area teeming with wildlife. Several areas of dense hardwoods have been cleaned up to picturesque park settings while others still remain untamed. This place has a little of it all!
Improvements: 4 houses are scattered around this property.
The main house is a 3 bedroom, 2 bath, roughly 2200 square feet. It was updated in 2012 making it plenty comfortable for a ranch house. It is move-in ready. This is the red brick home from the main entry off of FM 3042
The second house is just to the West of the main home on FM 3042. It has been rented for several years and the tenants would likely have interest in sticking around. The sellers dont disturb them as they are consistent about the rent pay being on time.
There is a small white bunk house, or managers quarters, at the back of the property. It is in need of some love but is capable of being a nice little house with a little time and effort.
The last house is an older farm house. The white frame one in the photos. It is a very cool place that would make an excellent project for someone to bring into modern times. It is perched up on a hill in a treed area overlooking a beautiful pasture that is bordered with massive trees. This one is not in a condition to live in.
Additional improvements are the cattle working pens, and the old chicken houses. Some are converted into storage buildings, or cattle shelters. They are excellent for storing hay (300+ rolls with room to drive around them) and equipment. The seller has also had luck selling them to people in the past. The working pens have a large holding pen with a pond to reduce the amount of maintenance when shipping. As you move about the property you will notice the seller has taken a lot of pride in making it as efficient as possible by adding a cattle guard between many of the main pastures to reduce the need for getting in and out of the pickup truck for gates, as well as having solid, all weather roads.
Taxes: ~$7,000 Ag Exempt
Access/ Road frontage: There are 3 entrances to the property. The road frontage on FM 3042 has 2 gates. One for each house. The third is from the back of the property on CR 3213. FM 3042 is paved 2 lane. Not a lot of traffic. The back entrance is dirt/gravel all weather road with next to no traffic, as it dead ends at the property.
Utilities: The houses are on co-op electric, and propane, with well water.
Water: There are 3 working wells, and 3 wells not in use on the property. One the better wells recently had the pump replaced and produces upwards of 100gpm. Additionally there is a pond in almost every pasture and 2 natural springs. 4 ponds, 1 lake.
Wildlife: On the ranch at any given time you can find whitetail deer, feral hogs, coyotes, and bobcats. This is a really good area for migrating birds such as dove and ducks too. The small lake makes an excellent honey hole for waterfowl in the wintertime.
Fishing: There is an abundant population of catfish in the lake. They are the perfect frying size. Some 7lbs and bigger! It is also stocked with perch and crappie. Naturally, there are likely some largemouth bass in it, too.
Terrain: Gently Rolling, open pastures, wooded areas, thick brushy areas, good roads. Pine trees & large stands of hardwoods make up the trees while planted jiggs grass occasionally fertilized with chicken litter makes over 300 rolls per cutting, with good years getting 3 cuts. Higher than average rainfall makes for great grass production. Added irrigation efforts from the high producing water well gives an upper hand as well.
Soils: The soils throughout the ranch are primarily sandy.
Fences: Most perimeter and all interior fencing is just a few years old. There are some brushy areas that were fenced out and have some older wire on the exterior portions. The owner had no intention of running cattle in these thick parts so only the interior was replaced with new.
Leases: No current land leases. One home is rented month to month. The
Minerals: Seller has 50% and they are negotiable..
Easements: Gas, utility
