This ranch features strong running water in the Little Llano River, which flows thru for about 1/3 mile. This clear-flowing stream has several long, deep holes up to 5 feet deep, linked by gurgling shoals and lined by lazy pecans, oaks and large granite boulders. Fishing, swimming, floating and recreation is excellent, and a 7 lb. bass has been harvested in the recent past.
The land itself features a fertile field of about 40 acres along the road, sloping gently down to the river bottom. This field is dotted with large oaks and mesquites, and is high fenced and crossfenced with a set of deer working pens enclosed. Water is piped to troughs from a good water well of 25 gpm, and the fences are in good condition. A bird enclosure is under high fence as well.

To the west of the river, there is more level, fertile land gently rising to a stunning granite mountain at the rear of the property. This area is exotic, with huge slabs and interesting mounds interspersed with hardwood mini-valleys, one containing a strong spring which holds water most of the time. 30 mile views are had at the crest, and the feeling is big, powerful and primitive.
The area is well known for quality and quantity of whitetail deer, while turkey, dove and varmints also abound. Native turf and grasses are strong, and the surface is covered with live oaks, post oak, mesquite and some cedar, and there is just enough underbrush to provide adequate browse, and some recent brush clearing has resulted in a clean look along the river.
Improvements include a fabulous, large, insulated barn of about 40’ X 80’ with full concrete flooring, lights and storage area. This barn has been housing an RV and other equipment, and has running water piped within 20 yards of it. A concrete block well house has been plumbed, and will sleep several hunters, and has a septic built to code, according to previous owner. Two water wells have submersible pumps, and tested at 15 to 25 gpm, with cold, sweet water that has excellent taste.
Fences are mostly fair to good, with only a few stretches grading out poor to marginal. Ranch roads are adequate, providing access up to the base of the granite mountain, and to most other areas of the site. Electricity and telephone service are available on site, and a nice entrance gives a positive first impression.
