This property is a total 240 +/- acres with approximately 56.0 acres in cultivation, 96.1 acres in WRP with water controlled excellent duck hunting, 80 acres of timber partially set up for duck hunting and the remaining in roads, ditches and levees. Total acres are approximately 240 +/- acres. The cropland is currently in rice but is capable of growing most crops. The WRP is in small hardwoods and open areas. There is a waterfowl reservoir on the property to hold ducks in the winter. All of this is water controlled by pipes and levees. There is also 80 acres of timber that has been partially set up for duck hunting. It has levees on two sides and could easily be completed for a green timber hole.
There is one irrigation well on the property that irrigates the rice field. This well is right across from the timber and could be used to flood the timber if the levee work was completed.
The farm is located in Monroe County off State Highway 146 about six miles southeast of Holly Grove. The property is about 1 hour and 15 minutes from Little Rock and 45 minutes from Memphis.
