WINE CELLAR
Nestled under the dual staircase of the Entry Foyer the Wine Cellar is the finishing touch of the luxurious and timeless magnificence of the Estate Home.
Based on the same precision and commitment to commercial grade infrastructure, the Wine Cellar was built with an 18” slab floor and 12” thick walls. A French drain extends from the Wine Cellar past the lake retention walls.
A sump pump is in place with dedicated electricity. In the 10 years the owner as occupied the Estate Home, the sump pump has not engaged other than for testing purposes.
Electrical is in place for a chiller to be installed to lower or electronically control the Wine Cellar temperature. While the current owner maintained an extensive wine collection in excess of 1,000 bottles, neither the owner nor his wine consultants deemed temperature control to be an issue for the Wine Cellar.
GARAGE AREA
The Garage Area includes a significantly oversized three car garage parking area, Garage Working Area, Workshop and Utility Room.

Heating, Ventilation and Air Conditioning (“HVAC”) Systems:
The Estate Home is serviced by four Honeywell heavy duty HVAC units. One of the units was replaced in April of 2008 and all units were completely tested and serviced at the same time.

At a 2-mile radius, the Immediate Area projected growth rate is 130% higher than the CBSA, 145% higher rate than Brazos County and 153% higher rate than College Station.

The College Station-Bryan Metropolitan CBSA economy (“Local Economy”) is estimated at $4.798 billion in 2008. It is projected to grow at a 5.38% average annual rate through 2013.
