The Dorcheat Bayou Tract (#03019-03111) is located about 12 miles northwest of the city of Magnolia and about five miles southeast of the town of Stamps, Arkansas. Access is via Lafayette County Road #37 and Columbia County Roads #52 and #54. Dorcheat Bayou, which flows through the eastern portion of the property, is the county line thus part of the property is in Lafayette County and part is in Columbia County. All of the property however is taxed as in Lafayette County. This property provides a good combination of timberland and recreational investment. The property contains a well stocked 1984 loblolly pine plantation that was thinned in 2011. The plantation covers approximately 60 acres while the remaining forested acreage is bottom-land hardwood. Both the bottom-land hardwood and plantation offer immediate revenue potential. The non-forested acreage consists of the county road right-of-ways and a power transmission line that crosses the southwest corner of the property. About five acres lay in the power line right-of-way, which serves as a great wildlife opening.
