The first site known as the Murrah currently has livestock pens, barns and several places for mobile homes or RVs to be hooked up. The second set of improvements is known as the High Lonesome and has a vintage stone house, barns and livestock pens. The third set of improvements is known as The Spring and has an old rock house, a cabin, water well, electricity and sits in a canyon just above a natural spring. The ranch is cross fenced for grazing rotation and the livestock working pens are strategically scattered throughout the pastures. Some of the perimeter of the ranch is high-fenced but the majority is low fenced. There is a short portion of the boundary that has no fencing.

Water: This ranch is very well watered with 12 water wells scattered throughout the ranch and numerous water troughs. Deaton Draw and Three Mile Draw are both located on the ranch. These named drainages along with several other draws will hold water for a period of time after rains. West Dolan Creek starts on this ranch and a natural spring which always has water is located toward the south end of the property.

Wildlife: This ranch is loaded with wildlife which includes whitetail deer, turkey, dove, quail, wild hogs and there is a free roaming herd of Aoudad sheep as well.

Terrain-Vegetation: 3/4 of the property is comprised of gradual rolling hills with long distance views and more usable land. The other 1/4 of the property has dramatic topography with deep draws and canyons. Due to the majority of the property having more gradual terrain compared to many properties in this area, this ranch has a good stand of native grasses.
