The terrain is rolling hills that are covered with a good mix of Live Oak, Post Oak, Elm, Mesquite and Bee Brush. The lush native grasses and mix of trees and brush provide excellent habitat for wild turkeys, deer, feral hogs, dove and quail. Big Uncle Creek meanders across the ranch cutting deeply through and exposing the multiple rock layers and ancient shells beneath the surface. It is easy to spend hours just exploring the creek bed. During rainy seasons, the creek will flow and hold water for long periods of time. When full, a flood control lake on the adjoining ranch backs water on to this ranch. There are three (3) stock tanks on this ranch. Under normal conditions, one of them holds water very well and the other two are marginal.

An electricity service pole is on the north end of the property near CR 204. There are no water wells on the ranch, but underground water is generally accessible in this area and the seller has had some possible well-site locations marked.
