What are some of the main factors that make an outstanding hunting property for a savvy investor? First, a great location with proven track record of producing big deer, high deer, and turkey density. Second, tillable acreage to provide annual income to help offset some costs of owning land is always a plus, as well the crop ground will provide an outstanding food source for wildlife. Third, a diverse landscape providing the vegetation types/cover, with natural browse to hold game, along with an ample water supply. All at a price point that is very affordable and within market prices. All these factors are here and make this property stand out! Located down in Big Coon Valley this area is known for producing those outstanding deer for which the county is known. The scenery in the valley is absolutely beautiful, it literally looks like a postcard, the way the open fields blend into the mountains and the creeks and streams wind their way through the hollows. There are 32+/- Acres of tillable ground that is in corn this year. The timbered ridge is made up of pockets of mature hardwoods and some areas of smaller hardwoods and several thickets scattered throughout the tract. A UTV trail winds up on the ridge and makes a loop, providing good access to get back in the timber where there are towering beech trees and plenty of big oaks to provide mast, in the fall. Also, there are locations for additional small food plots to be cleared out on some benches. Shooting houses are in place and a hidden plot in the back for an outstanding bow or gun hunting location. Many pinch points are throughout the timber where ridges funnel down to a thicket that would make great ambush spots. The property borders a portion of Skyline Management Area. but the way it is laid out, this property would provide you access to areas that would be difficult to access from the management area side. This is one of those unique properties you could do a lot of work on it and of course, improve it, however if you are the type that doesn’t have much time to work on the property and did nothing but plant quality food plots in the 2 back fields or ask/pay the farmer to leave some crops standing for winter, I have no doubt, you would draw the local deer herd onto this property because you’d have most of the food around during winter, especially on poor acorn years. Another incredible feature about this property is the flowing spring called Cave Branch, it comes out of a small cave on the east side of the property. Check the pictures, it is impressive with the amount of flow that comes out of there, especially during fall, winter, and spring. Power has been run to the spring area and there are a couple of storage buildings on the property as well near the spring, this area would make for a great campsite or possibly a cabin site if so desired. This piece of property has a lot of impressive features that would make it an outstanding getaway, family hunting destination, close drive to Lake Guntersville, investment for the future or just a place to build a home for retirement. I’ve focused on the hunting aspect but it would make a very beautiful home site setting and productive pasture and as well, for a few cows and/or horses. Peaceful and gorgeous views are what come to mind when I ride along Big Coon Valley and I think if you visited it, you would agree.
