Current Use: The Property was planted to tart cherries which were removed in 2019. The Property is ready to be replanted to permanent crops or a purchaser can install pivot irrigation on the on the Property for the production of row crops.

Highest and Best Use: All irrigated crops raised in Eastern Washington. The Property has excellent air drainage with a prominent south slope. There is a 100 feet elevation difference from the north boundary to the south boundary of the Property. The Property is well suited for the development and production of all permanent crops or row crops.

Water Rights: Irrigation water is provided by the SCBID. The Property has 218.10 irrigated acres and an allocation of 938.10 acre feet of irrigation water annually. The allocation provides an average of 4.08 acre feet of irrigation water per plantable acre, which is more than adequate for the production of all crops raised in Eastern Washington. The SCBID allows irrigation water pooling so excess irrigation water can be reallocated to other properties.

Irrigation Water Source: The SCBID is part of the Columbia Basin Irrigation Project (CBP or the Project), which has some of the most productive land in the world. Construction of the Project began in 1948. The Project is managed by the Bureau of Reclamation. The Project includes over 670,000 acres of irrigated lands in Eastern Washington. The CBP diverts irrigation water from the Columbia River, considered one of the most stable sources of irrigation water in the world. The water shed for the Columbia River Basin covers 259,000 square miles reaching into Western Canada, Montana, Idaho, Washington, Nevada, Wyoming, Utah, and Oregon.

Soils: Soils on the Property consist of Hezel Loamy Fine Sand (50.3%), Quincy Loamy Fine Sand (17.1%), and Warden Very Fine Sandy Loam (32.5%). All of these soils are deep, well drained with good water holding capacity. These soils are well suited for the production of all irrigated crops raised in Eastern Washington.

Area Description: Othello is known as the central portion of the CBP. Annual precipitation is only 8.41 inches, occurring mostly during the winter months. The area is ideal for the production of organic crops with ample supplies of stable irrigation water. The arid climate mitigates the development of mold, mildew, fungi and other diseases which flourish in areas with high precipitation and humidity. It is an excellent area for the production of high quality tree fruits, vineyards, berries, and row crops. The area has a general south slope which provides good air drainage to prevent spring frost. Numerous fruit companies from Yakima and Wenatchee have large orchard acreages in the area.

Property Description: The Property has a prominent south slope with excellent air drainage, location, quality soils, and stable source of irrigation water making it ideal for the production of permanent crops. There are no building improvements situated on the Property.
