LOCATION: This fine recreational ranch is located less than one mile east of Hwy. 16 at end of a gravel county road, in far-southern San Saba County in the area of the Little Llano River headwaters. The micro-area is decidedly rural, mostly working/recreational ranches, and neighbors are sizable.
This is 5 miles SE of Cherokee (basics, feed, some supplies), 14 miles north of Llano (restaurants, groceries, most supplies, hospital, airport w/4,200’ paved strip), 20 miles south of San Saba and 35 miles NW of world-class recreation at Horseshoe Bay. Austin is 75 miles east, Fredericksburg is 50 miles south, and Lake Buchanan is 15 miles SE.

WATER: As stated above, the Little Llano River’s headwaters pass thru this ranch, forming one of the prettiest lakes in the area, encompassing over 4.5 acres when full. As of this writing (severe drought – 2.3.09), the lake covers about 1.5 acres with depth appearing to still be over 10 feet. The Little Llano River branches flow water in wet years, and the existing lake is a strong candidate for deepening, re-shaping and sealing, with well augmentation.
Groundwater can be had in good quantity in this area at depths ranging from 60 to 250 feet, and irrigation quantity water is possible as well. A functional well with electric submersible pump is located on site, 55’ deep, tested at 20 gpm. For further information on groundwater availability and regulations, please contact the Texas Water Development Board – Groundwater Management Area 7 at (512) 463-7847.
LAND: The site offers incredible diversity in such a small package, with gently sloping, sandy loam bottomland capable of growing anything, to steep, 200’ hills with scenic rock outcrops. The lay of the land is such that the center is a wide drainage, with lake at far east end, surrounded by two high hills. These hilltops offer stunning, distant views of the Hill Country, and are guarded by interesting rock outcrops of the limestone/sandstone variety.
Vegetation, too, is nicely varied, with large liveoaks, post oaks, blackjack, mesquite and a few pecans scattered about. Native grasses are typical of the area, and there are several tillable areas suitable for food plots or other more intensive uses. Cover is good for wildlife, and abundant populations of whitetail deer and turkey roam the area. Dove hunting is also rated as very good, and there is waterfowl often present on the lake during winter months.
IMPROVEMENTS: The ranch is home to a quaint rock cabin that is clean and usable, with 1BR, 1BA, kitchen, living room with fireplace and utility room. This home would be an excellent candidate for restoration, and has a useful shed in rear. The ranch has some high fencing along north boundary, and other fences are low and in mostly good condition. Overall, the property condition is rated as fair, as the place has not been heavily used by absentee owner, and well maintained by ag and hunting tenants. Pasture roads are adequate.
FINANCIAL/TITLE: Asking $5,250/acre, cash to Seller, who will provide basic title insurance and current survey. Minerals are negotiable, and there are small electric lines crossing the property. Ag and hunting leases are cancellable with adequate prior notice, neither are in writing. The ranch lies in the Cherokee School District, and 2008 Ag-rate taxes were $244.
SUMMARY: Simply put, this is one of the finer, small Hill Country ranch opportunities this observer has seen in this area. The combination of interesting attributes of water, topography, hardwoods, outcrops, wildlife and location add up to an affordable family investment opportunity that will provide return for generations. This ranch has not been traded in decades, and 3rd generation owner is excited about offering the chance for new memories to be created on this way-cool, small ranch, located smack dab in the middle of all the best the Texas Hill Country has to offer. Come on. . . this one won’t last!
