This is a triangular shaped piece of land, which is bordered by large neighbors on all sides with low hunting pressure. In fact, one of its three sides joins the 550,000 acre Waggoner Ranch for over half a mile, which is not hunted at all.

The land is mainly flat pasture, full of dense mesquite trees and tall grasses. Parts of the ranch have been grubbed in the past to open up lanes for wildlife traffic. Three food plots act as staging areas for hunting whitetails and feral hogs, while the two small ponds provide water for deer and also help attract migratory dove. The thick brushy pasture has plenty of bedding areas for game.

The ranch has frontage on the paved FM 1919, with two entrances on this road. It is fenced on its perimeter; all fences have barbed wire and are in good-to-new condition. Each of the three food plots is fenced too. The ranch comes equipped...
