OWNER HAS OTHER FARMS IN THE AREA FOR SALE. Home sites newly cleared and ready to build with a huge amount of site work completed on the property over the past two years. READY TO GO. You can buy "raw" land with no road system or infrastructure and spend tens of thousands of dollars on excavation, tree clearing, and roads in addition to the delays you'll experience trying to manage the work, or buy this farm with most of the heavy lifting already done (.65 mile main interior road in place and over a mile of additional trails graded on the land). Park on the right-of-way just north of the highway and walk as far as you wish on the land after confirming your appointment with the landowner. This site has development potential with numerous potential home sites, campground, airbnb, etc. No offers considered without proof of funds to close or evidence of preapproval of financing (explore Farm Credit Services financing as FCS is a cooperative and ordinarily offers favorable rates and terms). TOUR AT YOUR OWN RISK-by entering the property you agree to be responsible for your actions and choices...you're in the mountains so use due caution on the land.
Own your own mountain: Whistle Creek Ridge. This farm is located at the north end of Elk Valley in Newcomb, TN only 12 minutes from I-75 at the Jellico exit. It is mostly wooded with roads and trails, a 50' right-of-way providing a short drive from the highway to the land, and gated access with only one way into the property through a gap in the mountain. The land has sites for homes, cabins, a hunting getaway, ATV recreational area, horse trails, or camping retreat for your family.
Boundaries marked with yellow paint blazes on trees along much of the property line. Connect to Jellico Electric, high-speed internet, and the municipal water line at the highway (NO MUNICIPAL SEWER SYSTEM so plan on a septic system permitted by State of Tennessee). This land is surrounded by thousands of acres of hardwood timber forests. Convenient to Big South Fork National Recreation Area, Lake Norris, and ATV riding on TWRA Royal Blue, Windrock, or Brimstone. You can drive your 4-wheeler, dirt bike, SxS, or quad without a Royal Blue permit on many miles of old unimproved county roads through the mountains at the Campbell-Scott county line and into Southern Kentucky. Build your dream home or cabin here to enjoy unlimited views as this property is completely unrestricted and you can do whatever the law permits on your land: estate home on top of the mountain with very long views, barndominium, log cabin, commercial metal toy or work building, etc. 55 miles and 1+ hour by car to downtown Knoxville to the south (via Exit 141 off I-75), 33 miles to the closest boat ramp on Lake Norris and major box stores and restaurants in Caryville, Jacksboro and LaFollette. Only 5.5 miles to Jellico and I-75 going north toward Lexington, KY. Please email or text owner to confirm your site visit prior to visiting the property. Multiple "street view" photos are included to assist you in locating the entrance to the property, and look for numerous barns across the highway as you near the driveway. The last few photos illustrate the driveway/ROW (right-of-way) entrance to the gate (look for 2-story red brick house adjoining to the north and the little pink and white shed across Hwy 297/Newcomb Pike from the entrance). BROKERS/REALTORS PROTECTED: 3.5% paid to brokers and realtors representing successful purchasers of this land. If you're a prospective buyer and contact me directly please do not try to involve in a Buyer's Broker or Realtor after-the-fact. If you're already working with a Buyer's Broker or Realtor, please have that person contact me to schedule your visit and join you when you visit the farm. Plan on spending at least an hour on the property and perhaps a half day if you want to see most of the land.
From the south/Knoxville, go north on I-75 to Exit 141 (Huntsville/Oneida/Pioneer). From the north/Lexington, go south on I-75 and take Exit 160 (Jellico) at the TN-KY state line. Google maps directions: enter "3866 Newcomb Pike Newcomb, TN 37819" and the right-of-way entrance to the 205 acres is to the south of the red brick home at this address or enter "3850 TN-297, Newcomb, TN 37819" and the entrance to the gravel road right-of-way is approximately 200 feet south of this vacant lot location. You will see several barns and hay fields across TN Highway 297/Newcomb Pike from the entrance drive to the property. Take a look at the photos to assist in locating the right-of-way entrance to the gate (note 2-story red brick house adjoining to the north and the barns and little pink and white shed across Hwy 297/Newcomb Pike from the entrance). The gate is a few hundred feet up the right-of-way from the highway and adjacent to the creek.
