Part of the land is subject to a flowage easement for Dam Project 2020 (Chuquatonchee Creek Watershed) with 1.20 acres considered in the original design to be in the permanent pool. An additional 104.50 acres is subject to temporary overflow at flood stage level. However, design features of the lake provide for rapid drawdown of waters above permanent pool level & minimal interference with farming operations.
The farm is located about 1.25 miles from Tombigbee National Forest and this vast acreage further supports the diverse wildlife found on this farm. You will find a healthy population of deer, turkey & small game. At permanent pool levels, the watershed lake fills much of Chuquatonchee Creek year-round and is well stocked with bass, catfish, crappie & bream. Also, ducks are right at home here in the back waters of the lake, the creek and old creek runs.
