BIG BUCKS!
Here is your chance to own a trophy whitetail hunting ranch, bordering the 550,000 acre Waggoner Ranch in northwest Texas. This is an extremely private 200 acre tract of land, with no public road frontage, surrounded by large acreage neighbors. It is located south of the community of Thalia in Foard County, about 10 miles from Crowell (pop. 1500; feed store, groceries, etc), and 30 miles from Vernon (pop. 11,000; Walmart, airport). Driving distance from Dallas/Fort Worth is about 3.5 hours, from either Highway 287 or Highway 114.
The ranch has dense mesquite brush in the pasture, with little to no prickly pear. A nice creek draw runs across the middle-east side, which is lined by 30' tall hardwood trees. These hardwoods provide roosting areas for turkey, as well as great locations for bow-hunting tree stands. This creek runs a lot of water when it rains and would be a good p...
This creek runs a lot of water when it rains and would be a good place to build a water tank on the place. Shallow water springs can be found along the creek too, adding another good water source for a tank.
Hunting here is fantastic, with whitetails, turkey, feral hog, javelina, coyote, dove, and geese; I've even seen a badger on the place! The 550,000 acre Waggoner Ranch is not hunted for whitetails, so the deer are abundant. A massive 155-160 class buck was scouted last season. Native deer in this region have been harvested in 180 class.
The ranch has a nine acre food plot on it, which has been put in winter wheat in the past for fall deer hunting. The plot is fenced off separately from the pasture, so you can grow the crop without disturbance from livestock. A tower blind is on the plot as well, and there are two senderos cut into the pasture to help lead game to it.
Utilities are already ran onto the property, so setting up a camping trailer or small deer camp would be easy. The ranch has good roads going through it to get around, and there has been some recent grub work, creating a location for another food plot, if desired.
Asking Price: $1200/acre (reduced from $1275/acre)
