The topography is relatively flat with a few small rolling hills. There are two significant streams that hold water all most of the year. One runs through the center of the property and the other is located along the eastern side of the property. The soils are primarily poorly drained. However, there are portions on the eastern side of the property and portions in between the two streams that are well drained. All the soils have a high potential for productivity and high pine site indices.
Timber Characteristics:
The tract is a mixed pine hardwood stand with large pine sawtimber and some smaller grade hardwood sawtimber. There is some decent quality hardwood sawtimber in the two streamside management zones.
Features:
This is a great recreational tract with timber value. The tract has lots of deer and hog sign along with four-wheeler trails. The prospective owner could clearcut and replant the mixed pine hardwood areas leaving the large streamside management zones to hunt in and would have a great hunting tract with future timber potential.
