Seller undertook a creative plan to construct three off-grid homes plus an oversize, extra tall garage for parking a motorhome or boat, all of which are now under construction. The main 3 + 2 home is complete and will be move-in ready after existing permits are finaled. Regretfully, seller was caught in the economic downturn that so many have incurred, so he is forced to sell this dream property at a drastically reduced price and downsize his home base.

To finish construction, seller states it will take approximately $20,000 to complete the 2 + 1 (second) house over garage plus $40,000 to complete the 1 + 1 guest or third house. These estimates include labor and material. It will take a cash buyer here, since the building permits have not been finaled and a conventional lender will not loan on incomplete structures. Seller will transfer open building permits to buyer at close of escrow.

Also included is a stored, 4th. packaged home that owner planned to build, cantilevered over the stream and overlooking the waterfalls. A 20 ft. x 60 ft. finished, permitted greenhouse is already in use. Owner has planted about 100 avocado trees and a variety of fruit trees for self-sustainability and potential resale. It may be possible to establish hydro-electric power production with the river and waterfalls as the water source. A lender ordered appraisal in Sep. 2009 came in at $1,200,000 with the three homes finished. Take advantage of seller's position - Let's write an offer.

Note: Plumbing and electrical were done by licensed contractors with the buildings constructed to code. Owner-Builder status requires permits to be transferred to buyer at closing and prior to finalizing.

Seller will consider assisting with finalizing all construction in the name of the buyer for a separate fee. Any agreement to this effect shall be made between buyer and seller, outside of the Purchase Contract terms and will not be a part of the closing escrow.
