This property has great potential as a commercial site or a residential development. It is 20 acres of good, irrigated farmland on Expressway 77/83 by the Freddy Fender water tower on the SE side of San Benito. The only thing that keeps the value of this land from being 3-4 times what it is now, is that it currently does not have access to the Expressway. The frontage is blocked by an irrigation canal and a large drainage canal. There is access to the land along the drainage easement but that road can be unpassable in times of wet weather. Even though the access is challenging the land offers a lot of promise to an investor. The property is currently being rented as farmland and the taxes are very low. This is a great property for an investor wanting to own expressway land for less.
