All-weather travel possible. 92% of the ranch is covered in great South Texas brush and big mesquite. 230 acres or approximately 7.5% of the ranch has been converted into 13 food plots for supplemental feed for the deer herd. Most of the ranch is covered in first growth brush which has never been cleared. Some is in 20-30 year old re-growth. Improvements: The ranch has a great set of efficient and unique improvements. The improvements will come equipped with furniture and appliances. Improvements include a main lodge complex approximately 5,600 s.f. The headquarter complex consists of three buildings surrounding a landscaped courtyard and swimming pool. All buildings are connected by extensive covered porches. Buildings in the complex include a central stucco lodge with 3 bedrooms, trophy room, kitchen, dining room, and two baths. Next, we have a Mexican-style brick bunkhouse with 2 large exterior entrance bedrooms each with a full bath. The most attractive part of the headquarters is a Mexican-style brick master house for the ranch owner, with a big kitchen, great room, dining area, 2 bedrooms, 2 bathrooms, utility/mud room, and large outdoor porches. Views from this house are breathtaking overlooking the headquarters lake. Other improvements include two brick guest or ranch hand houses with two bedrooms each, full game processing facilities, walk-in cooler, and several equipment barns and sheds. The ranch also comes equipped with 31 deer blinds, which are a combination of enclosed stands (9) and dual tripod stands that are covered and enclosed by camouflage canvas. Approximately 34 deer feeders also convey with the property. The entire perimeter is surrounded by a high game fence and 6 of the 13 food plots have been game fenced with 8' reversible fencing. There are three sets of cattle corrals, and the ranch is cross fenced into 5 separate pastures. Equipment included with the sale includes a top-drive high-rack truck with a hydraulic lift, John Deere 4430 tractor, 15-foot Rhino wing mower, 6-foot Sidewinder mower, Lincoln welder/generator, 2002 ford ranch truck, Kawasaki Mule, Bush Hog UTV, 100 gallon herbicide spray rig with 24-foot booms, and many other small tools and equipment. Water: The ranch is extremely well watered. The owner has spent many years building and expanding the wildlife watering system on this ranch for deer, quail and dove. There are a total of 29 watering locations, which averages to one wildlife watering area for every 100 acres on the ranch. The watering areas include 11 permanent concrete water troughs and 6 earthen tanks that are constantly maintained from 2 of 6 water wells on the ranch. There are 2 active windmills and four electric wells. In addition, there are two more windmills that could be activated if the new owner desired to have even more water on the ranch. There is one nice lake at the headquarters that is supplemented by the water wells. There is also a very nice commercial osmosis treatment system that purifies all water running to the improvements.
Wildlife: Called by many “the best trophy whitetail ranch in the country”, El Cazador Ranch is home to one of the finest whitetail deer herds anywhere. The owner helped develop intensive food plot management, best known as the Tecomate Management Strategy, particularly the use of high-protein, warm-season food plots to greatly increase the nutritional plane, resulting in more and bigger deer than ever thought possible. El Cazador ranch has been used as the testing facilities for intensive food plot management. The deer herd is 100% native with no outside genetics ever introduced. There have been 26 bucks harvested on the ranch over 170 B&C in the last 10 years, including an unprecedented 8 net Boone & Crocket bucks, with multiple bucks over 200. The deer have thrived as a direct result of extensive food plot management. The high-protein food plots allow El Cazador Ranch to maintain a deer herd that would normally take 20,000 acres to support … while IMPROVING the quality of the native habitat! There are approximately 900 deer on the ranch, which averages one deer per 3 acres. The sex ratio is 1.5 bucks per doe. There are approximately 400 bucks on the ranch, of which more than 200 are mature bucks over 4.5 years old. The ranch has consistently produced 25-30 quality mature bucks per season. Average per-rut weight for mature bucks is consistently over 220 lbs. The ranch also has excellent quail hunting for both blues and bobwhites. There are dove, javelina, and approximately 10 blackbuck antelope, along with a few turkeys.
