The ranch is located in a beautiful ranching valley called Clover Valley which sits on the East side of the East Humboldt Mountain Range in NE Elko County. A paved state road called SR 232 and it turns off US Hwy 93 approx. 5 miles South of Wells and then loops through the valley and back out onto US Hwy 93. School bus comes to the door. This ranch has good improvements and productive irrigated lands with cheap irrigation.
The Land: Total deeded acres are 2,832.64 broken out as:
Cultivated: 250 acres under 2 pivots in Alfalfa/Orchard grass hay. Another 350 acres of grass hay meadows and 50 acres of grain. Another 100 acres of new Crested Wheat Seeding and the balace in Native Rangelands approx. 1400 acres.
Water: total permitted water is 2,196.795A/F

Pivot#2. and the meadows are irrigated with a gravity flow system which consists of a Diversion on Shoer Creek which is piped approx. 7,000 linear feet to various points including the pivot various wheel-lines and also for flooding of the meadows.
Domestic water is from a spring piped down to the buildings and troughs and under gravity flow pressure.
There are two stock water wells serving the rangelands and a portion of the irrigated fields.
Improvements:
There are 3 homes. The main ranch house is 4 bedroom and 2 bath. The house was built approx. 1900 but is in good shape and remodled several times over the years. It has new vinyl siding and a new septic tank and leach field. The foremans residence is a 3 bedroom 2 bath framed home built in 1980. The bunkhouse is a 3 bedroom 1 bath framed structure built in approx. 1920 and completely remodeled in 2008.
Other Ranch buildings:
A 2400 sq.ft. steel calf barn built in 2007 which has 5 gated pens, a heated health center and tack room with hot and cold water.
A 5000 sq.ft. insulated Steel shop built in 2005 with concrete floor, waste oil heating, 12x20' seed storage room, three electric roll-up doors, work benches, and a commercial air compressor. Outside is a concrete loading dock with a built in service bay.
A concrete block shop building built in 1980 with concrete floor , propane heat, and 3 manual roll-up doors.
A calf barn near the spring calving field with pens and chute with head catch.
Misc. other old but serviceable buildings and barns.
Corrals and fencing. All outside fences are in good shape and are mainly 5 strand barbed wire on steel posts with RR tie braces. Corrals are mainly constructed with RR ties and lodge poles with steel gates. The working corrals are well constructed and the working chute is curved with a concrete base. A hydralic chute tops it off. A 10,000 lb certified scales and scale house are another important improvement. The holding pens around the corrals are set up for winter feeding bunks along one side.
The ranch has been running 300 head and using some leased pasture. They have been putting up around 1800-2000 big 3/4 ton round bales annually and the ranch should be able to run the 300 head inside by utilizing more irrigated pasture. Generally it takes around 2 ton of hay to winter a cow in this area.
